Know exactly where your roof stands before you spend a dollar on it.
An inspection is the lowest-commitment way onto our radar and yours: we walk the roof, document what we find, and hand you a condition report on remaining life, active risks, and your real options — no obligation to do the work with us.
Request a Roof WalkThe first move on almost every roof decision.
You can’t plan around a roof you haven’t measured. An inspection turns a vague worry into a documented picture — and it’s the same walk that opens every other service we offer.
You inherited a roof you don't know
A new building, a new portfolio, a new facilities role. An inspection gives you a documented baseline instead of a guess.
You're budgeting for capital
Before you set aside reserves or line up a replacement year, a condition report tells you how much life the roof actually has left.
Something changed
A storm blew through, a leak appeared, or a sale or refinance needs a professional read on the roof's condition. We document what's there now.
A documented picture, not a sales visit.
An inspection is a deliverable, not a pretext for a bid. You walk away with a report you own, whatever you decide to do next.
- A full roof walk — every seam, drain, flashing, penetration, and edge detail
- A test cut when the assembly isn't clear, to see exactly what's built up beneath
- An honest read on remaining service life and the active risks in front of you
- Repair, recover, and replace laid out as options — not a single pre-decided number
- A photo-driven condition report you keep on file for budgeting, resale, or insurance
We inspect every system we install.
Whatever membrane is on your building, we know how it fails and what to look for. An inspection reads the system you have — and if it's time to change it, points you to the ones that fit.
Reflective, heat-welded single-ply — the modern default on wide spans.
Explore TPO EPDMProven rubber membrane built for large spans and decades of service.
Explore EPDM PVCGrease- and chemical-resistant — the call over kitchens and medical exhaust.
Explore PVC Modified BitumenMulti-ply redundancy, with self-adhered options for occupied buildings.
Explore Modified Bitumen Built-Up (BUR)The time-tested layered assembly, still right for certain buildings.
Explore Built-Up (BUR) Roof CoatingsA restorative membrane that extends a sound roof and defers replacement.

A condition inspection is entirely non-invasive under normal conditions — we're on the roof, not in your space. Where a test cut is needed, it's a small, patched-and-sealed sample taken in one spot. Your tenants and operations continue through the day without a break, and you get the documentation regardless.
Two layers of protection.
An inspection itself is a report, not an installed system — so it carries no warranty of its own. What it does is protect the warranties you already hold: it flags conditions that could void manufacturer coverage while there's still time to correct them. The manufacturer stands behind the materials and the assembly; we stand behind the work that put it up.
The exact term depends on the system and assembly you choose — so we set it with you at the findings meeting, against the roof that actually fits your building, rather than quoting a headline number to win the bid. More on how warranties work →

You keep the proof, not just the roof.
The condition report is the whole point. You get a photo-driven record of every issue we found, ranked by urgency, with our read on remaining life and the options in front of you — captioned, filed, and yours to use for budgeting, resale, insurance, or a second opinion.
Let’s get on your roof and show you where it really stands.
A documented, no-obligation condition assessment — the honest starting point before any bid.
