Flat low-slope roof over a mid-size New England multifamily apartment building
Industries · Apartments & Condos

Replace the roof over a building full of people, calmly.

A multifamily roof is never over an empty building — residents are home at all hours, and a leak is someone's living room. We replace apartment and condo roofs on a schedule built around the people living below, with clear notice the whole way through.

Building Profile

An occupied building with no quiet hours to hide the work in.

Apartments and condos are occupied around the clock, which makes scheduling and communication as much of the job as the membrane. The buyer is usually an owner, a condo board, or a property manager accountable to residents. We roof multifamily buildings — not single-family homes.

  • Multifamily apartment and condominium buildings with flat or low-slope roofs over occupied units
  • Residents home at all hours — the building is never empty the way an office is at night
  • Owners, condo boards, and property managers accountable to the people living below
  • Mid-size, two-to-four story multifamily buildings — not single-family homes
Decision Drivers

What actually drives the multifamily roofing decision.

People live under this roof

A leak is someone's ceiling, someone's belongings, someone's night. And there's no empty window — residents are home evenings, weekends, and overnight.

The board answers to owners

On a condo, the decision runs through a board spending shared reserves. Clear options and honest reasoning make that vote defensible.

Reserves and capital timing

A roof replacement draws on reserves or a special assessment. Knowing whether it can be deferred — truthfully — shapes the budget.

Communication is half the job

Residents need to know what's happening above them. Clear notice on timing, noise, and access keeps the building calm through the work.

Systems for Multifamily

EPDM and TPO suit the simple spans on most apartment roofs.

Many multifamily roofs are large, simple, low-slope spans — where EPDM’s proven rubber membrane, with fewer field seams to watch, is a deliberate, long-service choice. Where a reflective surface and heat-welded seams matter more, TPO is the alternative. We recommend on the roof in front of us, not by default.

Repair, Recover, or Replace

Options a board can weigh — and defend to owners.

You get repair, recover, and replace priced side by side, with the reasoning behind each. It’s the kind of honest, documented comparison a condo board can take back to owners without guessing.

Roof Repair

Targeted fixes to active leaks reaching the top-floor units — resolved before water damage spreads through the building.

Roof Recover

A new membrane over a sound deck — the lower-cost, lower-disruption option over occupied units when the roof qualifies.

Re-Roof & Tear-Off

A full rebuild when the roof is at end of life, sequenced to keep the building weather-tight over residents the entire time.

Scheduling & Resident Impact

Built around residents who are home while we work.

There’s no empty building to work in, so we plan around the people in it. The loud and disruptive stages are scheduled for daytime hours rather than early morning or late evening, entrances and walkways stay clear and safe, and materials and debris are kept away from where residents come and go. We give owners and boards clear notice on timing, noise, and roof access so they can tell residents what to expect before the crew arrives.

Managing Several Buildings?

Owners and managers with a portfolio of multifamily buildings can run them all on one roofing relationship — consistent documentation, cross-property pricing, and a single point of contact.
